This is a lovely and well done Antique Old California Plein Air Desert Cactus Landscape Painting, Watercolor on Paper, by early 20th century painter, T. I could not find any information on this artist, but perhaps you know more about them or their work? This artwork depicts a gorgeous and finely rendered desert landscape scene, with a tall saguaro cactus in the center of the image, delicately painted desert shrubbery in the foreground, and a purple hued hillside in the far distance.

Mendelowitz 10 - 1949 in the lower left corner. Approximately 21 1/4 x 31 1/4 inches including frame.

Actual artwork is approximately 15 x 22 inches. Good condition for age, with a few speckles of yellowing to the paper at the upper right edge please see photos.
